This guide is for a partner who received a limited Seam invitation. You only need the link and the information required to complete the request; the invitation is not a general client record.
Quick answer
Open the invitation, read Access, then use only the Requests, Documents, or Messages areas shown to you. If you need more context, ask the person who invited you; do not work around a limited view.
01 / Invitation
A Seam partner invitation is tied to a limited role and a specific set of work. It is not a general client record.
The sender should be a client or realty professional you recognize. If the message is unexpected, contact them separately before opening it.
Use the link from your own email. Do not forward it to a coworker or open a link intended for someone else.
The page may ask you to confirm limited information before showing the request.
Stop if the client, household, partner name, or role is not what you expected.

Ask the inviter to send a separate invitation when a coworker needs to take over. Sharing the original link can expose information and leave the wrong activity history.
02 / Scoped access
The Access area tells you what you can see and what action you can take. The invitation may include one or more limited items.
A defined question, estimate, review, or piece of work assigned to you.
A specific file request or review state connected to the work.
A conversation thread visible only where the invitation allows it.
A progress update that tells the client and realty team what is happening.
Ask the inviter to clarify or expand the request. Do not work around a limited view by requesting a broad client export.
03 / Requests
A request may ask for an estimate, schedule, answer, or other defined response. Use the fields on that request so the update stays attached to the work.
Confirm the property, room, task, or milestone when shown. Ask before assuming missing details.
Use the status that reflects the work now, such as in progress, blocked, ready for review, or complete.
When the page accepts an estimate, schedule, or note, keep it specific to this request.
Confirm amounts, dates, names, and the client-visible note. The update becomes part of the shared work history.

Any estimate or schedule remains subject to your normal professional review and agreement process outside the app.
04 / Documents
The document area shows only the file request included in your invitation. The state you choose tells the client and team what has happened to that request.
Read the file name or request description and the action available to you.
Do not mark a document accepted, complete, or resolved when it still needs someone else's decision.
State what was reviewed and what, if anything, is still needed. Avoid unrelated client details.
Your document list covers every household where you hold an active referral, filterable to just one; open or download a file directly, scoped to what your service category is allowed to see.

Keep a requested file with its secure request. Never paste passwords, private keys, full account credentials, or unnecessary personal information into a message.
05 / Messages and status
A status update should answer three questions: what is true now, what is waiting, and what happens next. Use a message for a question or answer that belongs to the visible thread.

06 / Finish
Check that the final status and note match what you actually delivered.
If approval, scheduling, payment, or another professional decision still occurs elsewhere, say so plainly.
Do not bookmark or save an invitation on a shared device. The inviter controls when access ends.
07 / Signing in and signing up
Most partners arrive through a one-off referral invitation, but that isn't the only path in.
Enter your email and password on the partner app's sign-in screen.
Open the secure emailed link tied to one referral, complete a short profile, organization, coverage, and account wizard, and either accept — creating your workspace and password — or decline that specific referral.
Create your own partner account and shared company profile from the public signup wizard, with no referral or invitation required. On finishing, you're immediately listed live in the cross-brokerage platform partner directory.
08 / Accept, decline, and close a referral
A referral moves through a small set of named actions on its detail screen.
Accept a referral that was routed to you, which starts the response clock and makes it active.
Decline an assigned referral and choose a reason, so the brokerage can place the work elsewhere.
Mark an accepted referral as started, and schedule a follow-up note and date that's visible to the brokerage.
Tell the brokerage your part is finished, choosing a closing outcome and note; this permanently closes the referral from your side.
If you manage or administer your organization, reassign a referral to another active member of your shared company workspace, confirming homeowner consent.
09 / Export your records
You can export a referral's facts, messages, coordination items, and event trail as a CSV — deliberately available even once your access to it has wound down — and it never includes the homeowner's contact details. You can also view a read-only picture of the client's journey progress scoped to the referral you hold, without seeing the full CRM timeline.
10 / Coordination items and tasks
Coordination items and tasks are separate systems, even though both live on the referral.
A structured appointment, document handoff, or next-step milestone with a title, owner, and due/start/end time — create one, or update its status (in progress, done) on the shared transaction-team view.
A separate system: open the task-type picker and file a task directed at the real-estate team or the client on a referral you hold.
Post to the referral's coordination thread, visible only to the audiences you're scoped to; phone numbers and addresses are never exposed through it.
11 / Credentials and verification
Add or update a license or E&O-insurance credential — type, issuing authority, jurisdiction, a last-4 reference, and issued/expiry dates — tied to your organization. A new or edited credential shows a pending verification status until it's reviewed; a lapsed credential hides you from new referrals without dropping the ones you already hold. View every credential on file, with its status and days-to-expiry, from the credentials list.
12 / Scheduling
Scheduling is a full surface, not a single button — booking links, availability, a shared team pool, and the appointments booked through them.
Set an appointment type, duration, timezone, and availability rules, scoped to one brokerage.
Change its label, duration, timezone, active flag, or availability rules.
If your link is shared across your organization, replace the set of teammates who can be routed appointments through it.
Block out or extend one pool member's availability for a date range — you can do this for yourself, or for a pool member if you administer the organization.
Book an appointment tied to a referral with attendee details and notes; reschedule it to a new time, cancel it with an optional reason, or mark it complete with an outcome note.

13 / Your organization
A partner account belongs to a shared "organization" — a company profile with its own teammates and roles, separate from any one brokerage relationship.
View or edit your organization's legal name, website, contact info, markets, service areas and categories, and license summary — shared across every member, not per-individual.
Submit your organization's profile for platform verification review; editing the profile after verification resets its status back to pending.
Invite a new teammate by email, choosing their role and primary service category; an invitation is queued to them.
Revoke an organization invitation before it's accepted, immediately invalidating its link.
As an org admin, change a teammate's role or status (active/suspended) — the organization's last active admin can't be demoted without naming a successor first.
Accept an emailed invitation to join a company workspace as a teammate, setting a password if you don't already have an account.
14 / Commission and referral fees
View your commission and referral-fee report — what you're owed for referrals across every brokerage you work with, with payout status — never the brokerage's own internal commission split.
15 / Availability and directory visibility
Update your individual availability status, markets, service areas, specialties, typical response hours, preferred contact method, phone, and website.
Turn your platform-directory listing on or off, controlling whether you can be discovered or introduced across brokerages outside any one referral relationship.
16 / Notifications, devices, and your account
Turn push notifications on or off; this gates alerts like a referral being received or escalated.
See every device signed in to your account and sign one out remotely, ending that device's session immediately.
Request self-service account deletion — confirm with your password, and the account deactivates immediately (credentials wiped, devices signed out) with permanent erasure after a grace window. Any open referral is automatically returned to the pool, and if you were your organization's sole admin, a successor is auto-promoted.
Within the grace window, reverse your own deletion request and reactivate the account to its prior status.
End your current session and device credential and return to the sign-in screen.
