Buyers, sellers, and homeowners

Know what is happening and what comes next.

This is the client-side Journey guide. It explains how to read the plan, complete what is waiting on you, share requested files, and ask for help without exposing private team notes.

Start in Home, then follow the item that owns the next step.

Home gives the short answer: current stage, next action, and owner. Use Journey for the full route, Tasks for work waiting on you, Documents for named file requests, and Request help when the plan or next step is unclear.

Before you startUse your own email and the newest invitation so the plan stays connected to you.
Ask for helpUse Request help in Journey for a plan question, or contact the person who invited you when the account or invitation is the problem.

Open the invitation sent for you.

Your realty team may invite you to an existing plan, or you may start a plan yourself. Use the email address that belongs to you.

Start hereYou received a Journey invitation or reached the guided setup after creating an account.
Finished whenYou have confirmed the household and team, saved the useful setup answers, and reached Home.
  1. Open the newest Journey invitation.

Use the secure link in the email. Do not forward the invitation or share the link with another person.

  2. Create or connect your account.

Follow the page shown to you. If you already have an account, sign in instead — use Forgot password from the sign-in page if you need a reset link emailed to you. If you already have an account, use the same email so your plan remains together.

  3. Review the team and plan name.

Confirm that the realty team and household are the ones you expect before continuing.

  4. Complete the guided Home Plan questionnaire.

A short multi-step setup — your goal, area, money, prep, readiness, property preferences, and (if you're selling) details about your current home — builds your starting plan; you'll also confirm an auto-detected property address if one comes up.

  5. Start on Home.

Home shows the current step, who owns it, and the next action.

Return to the Journey sign-in page if you already created an account. Otherwise, ask the realty team that invited you to send a new invitation.

Start with “What’s happening now.”

The current step is the best place to begin. It should explain the present stage, the next owner, the next action, and the part of the plan that needs attention.

Start hereYou want a quick answer about what is happening now.
Finished whenYou know the current stage, who owns the next action, and whether anything is waiting on you.

  1. Read the current stage.

This is the broad part of the journey you are in, such as readiness, search, offer, closing, owning, or selling.

  2. Check the next owner.

“You” means the plan is waiting for your action. Another person or team means you can see who is handling the next step.

  3. Open the current step.

Use Open current step for instructions, related tasks, documents, messages, and status.

Use the plan to understand the whole path.

The Plan or Journey area shows stages and steps in order. It is a shared roadmap, not a promise that every date will stay the same.

Start hereYou want to see how the current step relates to financing, search, offer, closing, owning, or selling.
Finished whenYou can tell what is current, what is waiting, and which later steps are only there for preparation.

Current

The step being worked now. Open it first.

Waiting

A step that needs information or action before it can move.

Upcoming

A later step shown so you can prepare without acting too early.

Complete

A recorded step that is finished and remains in the plan history.

Something does not match your real situation?

Use Request help instead of changing a major stage on your own. Your realty team can review the plan and explain the update.

Complete what is waiting on you.

Tasks brings together checklist items, questions, and replies that need your attention. Read the reason and related step before marking anything complete.

Start hereHome says the next owner is You, or Tasks shows an open item.
Finished whenYou completed the real work, recorded the right response, and the next owner on Home makes sense.
  1. Open Tasks.

Items waiting on you appear first. Read the reason, due information, and related step.

  2. Do the requested work.

Use the action shown. If the task asks for a file, open the linked document request instead of attaching it to an unrelated message.

  3. Mark complete only when finished.

If you are blocked or unsure, request help so the team knows what is preventing progress.

  4. Check what changed.

Return to Home and confirm that the next action or owner now makes sense.

Completed a task by mistake, or does something need another look? Open the same item and choose to reopen it — a task you already finished (as long as it was not waived) can be switched back to open so it shows up as waiting on you again.

Use the exact request for each file.

Documents are grouped by what is waiting on you, what is with the team, and what is done.

Start hereA request in Documents names a file that you have been asked to supply.
Finished whenThe correct file has uploaded and the request shows With your team or another accurate review state.
  1. Open Documents and choose the matching request.

Read what the team requested and why before selecting a file.

  2. Choose how to add the file.

In the app you can scan multi-page paperwork with the camera, choose an existing file, or choose a photo from your library — pick whichever gets the clearest, most complete copy.

  3. Wait for the upload confirmation.

Keep the page open until the workspace confirms the file was received.

  4. Review the new status.

The request may move to With your team while someone reviews it. That does not necessarily mean the work is complete.

Need to look at a file you already sent, or hand it to someone else? Open the request's "On file" section and use Open to read it or Share to send it elsewhere — the file stays available even after the request is done.

Update planning details without treating estimates as approvals.

Money and readiness helps you keep a rough target, goal homes, savings progress, and other planning details together. It does not replace advice or an approval from a lender, financial professional, attorney, tax professional, inspector, or appraiser.

Start hereYour target, timing, savings, or example homes have changed enough to affect the plan.
Finished whenThe saved details reflect what you mean and you understand which numbers are estimates.
  1. Open Money and readiness.

Read the readiness stage, gap, estimated window, and next small step before changing a number.

  2. Add or review a goal home.

Use a real example to compare price and fit. Save, pass, or note why it does not work for you.

  3. Update only known planning details.

Leave a field blank when you do not know it. Do not enter an approval amount that a qualified professional has not given you.

  4. Choose who can see your budget.

Set the sharing control to Private (only you), Summary only (your realtor sees a general readiness picture, not exact numbers), or Share with realtor (your realtor sees the full detail) — you can change this at any time.

  5. Return to Journey.

Check whether the next small step still fits your plan and ask for help if the change affects an active transaction.

Keep the plan’s saved answers and home records current.

Profile holds the answers that shape the path, plus private ownership records and reminders when they apply to you.

Start hereYour goal, area, timing, contact details, or ownership records have actually changed.
Finished whenThe saved answers are accurate and any home record or reminder is marked private or shared as intended.
  1. Review the saved-answer groups.

Path, area and timing, money, and readiness show what the current plan knows.

  2. Edit the smallest matching group.

Reopen only the section that changed instead of starting the entire setup again.

  3. Add or update a home record when useful.

For a home you own, add a record for a maintenance item, renewal, or receipt with its cost and due date, choose who can see it, and come back later to update it or mark it done.

  4. Ask before changing an active transaction.

A major change in timing, goal, or household may need the realty team to update the shared plan too.

Invite, resend, or revoke your realtor's access.

If you started a plan on your own, you can invite the realtor you're working with so they can see your status, documents, and messages — your private budget numbers stay private unless you choose to share them.

Start hereYou know the name and email of the realtor you want connected to your plan.
Finished whenThe realtor has accepted, or you've resent or revoked an invitation that hasn't been accepted yet.
  1. Open Invite your realtor.

Enter the realtor's name and email address and send the invitation.

  2. Resend if it hasn't been answered.

Resending issues a fresh link and cancels the old one, so use it instead of sending a second invitation.

  3. Revoke if the invitation was sent by mistake.

Revoking a pending invitation kills the old link immediately; confirm before you do, since it can't be undone.

Find a lender, title company, or inspector on your own.

The partner directory lists platform-verified service providers — lenders, title companies, inspectors, and more — that you can search by category or name, independent of anything your realtor has already presented.

Start hereYou want to look for a service provider yourself instead of waiting for a recommendation.
Finished whenYou've sent an introduction request, or you've checked the status of one you already sent.
  1. Browse or search the directory.

Filter by service category or search by name to find a provider.

  2. Request an introduction.

Open a provider's profile and request an intro, with an optional note about what you need. If you have more than one active household, you'll be asked which one the request is for.

  3. Track or withdraw your requests.

See the status of every intro request you've sent, and withdraw one that's still pending if you no longer need it.

Decide on a provider your team presents.

When your realty team presents options for a role you need filled — a lender, title company, inspector, or similar — they'll include the facts, availability, and credentials for each so you can choose with real information, not just a name.

Start hereYour team has presented one or more provider options tied to a step in your plan.
Finished whenYou've approved a provider, asked for a different option, or told your team you'll use your own.
  • Choose this provider: approve the option your team presented.
  • Request an alternative: ask your team for a different option before deciding.
  • Decline: tell your team you'll use a provider of your own instead.

Save, compare, and act on houses you're considering.

Beyond a simple save or pass, the web Houses page gives you more ways to work a shortlist and ask your team for help narrowing it down.

Start hereYour realtor added a goal home, or you found one on your own.
Finished whenYou've reacted to it, compared it against others, or asked your team for the next step.

Save, Maybe, or Pass

React to a home your realtor added or you saved; on the web you can also give a specific pass reason, such as too expensive or loved it anyway.

Import by listing URL

Paste a public listing link — with an optional label, price, beds/baths/sqft, and notes — to add it to your list on the web Houses page.

Compare up to 4

Select up to four saved houses to see their facts side by side.

Request a showing

Check availability and book a showing for a specific saved house directly from Houses.

Request a curated shortlist

Ask your realty team to hand-pick a shortlist of homes that match what you're looking for.

Request a buyer consultation

Ask for a call or meeting with your realty team to talk through your search.

Plan the move itself, not just the transaction.

The Moving tab turns a target move-out date into a checklist so logistics don't get lost once the transaction closes.

Start hereYou have, or can estimate, a target move date.
Finished whenYour logistics and address-change checklists are underway and you've looked at local movers or services if you need one.
  1. Set your target move date.

Enter or change the date and add notes; Seam builds a logistics checklist and an address-change checklist counting back from it, without losing progress you've already made.

  2. Work the checklists.

Complete moving logistics and address-change items the same way you complete any other task.

  3. Browse local movers and services.

Once you've picked a destination area, browse a feed of local movers and related services for it.

Reply to your team in Collaborators (web).

Collaborators is a messaging workspace on the web client that lists every conversation attached to your household — open a thread and reply directly, rather than only sending a one-off request.

Start hereYour realty team started a conversation, or you want to reply to one already underway.
Finished whenYour reply has sent and the thread reflects the latest exchange.

Open Collaborators, choose the thread, and send your reply the same way you would any message — it goes straight to your realty team.

Ask the in-app assistant a plain-language question.

"Ask about your journey" is a read-only chat assistant in the app's More area. Ask it things like "Where am I in the process?" and it answers using your plan — it cannot change anything on its own, and it offers a Request help button whenever your question really needs a person.

Start hereYou have a quick question about status or next steps and don't need to wait for a reply.
Finished whenYou have your answer, or you've used the Request help button it offered.

See who's on your team and contact them directly.

Your transaction team roster lists every person assigned to your plan, what they're handling, and what's next — each with a one-tap way to email or call them.

Start hereYou need to know who is handling a specific part of your transaction.
Finished whenYou've identified the right person and reached them by email or phone.

Control how the app protects and notifies you.

App lock

Turn on Face ID, Touch ID, or a passcode so the app re-asks for biometrics when it opens and after five minutes away — your choice, since your phone holds only your own household.

Email alerts

Turn off (or back on) the email nudge Seam sends when your team posts a request, message, or status update; everything still appears in-app either way.

Sign out with pending changes

If you made changes while offline that haven't sent yet, signing out asks whether to send them now, discard them, or stay signed in — with a separate "locked out entirely" option that discards and signs out immediately.

Request account deletion, or cancel a pending request.

Deleting your account is an in-app action, not just a page you're sent to. From Settings, request deletion of your account, plan, documents, and everything shared with you — you'll be asked to confirm your password first, and the request sits in a cancellable window before it becomes permanent, so a change of mind still works.

Start hereYou're sure you want to close your account, or you want to reverse a deletion you already requested.
Finished whenThe deletion request is confirmed and you understand the window during which it can still be cancelled, or you've cancelled it and your account is back to normal.

Ask from the part of the plan that is confusing.

Use Request help when the next action is unclear, the plan no longer matches your situation, or you need a person to follow up. This is not an emergency service.

Start hereYou can describe what you were trying to do and what stopped or confused you.
Finished whenThe right request type, follow-up time, and short description have been sent without passwords or unnecessary private details.
  1. Choose Request help.

You can open Help from the menu or from a task or document area when available. On the web, a longer guided wizard walks through the same request in more detail — need, a specific realtor to route it to, your message, then a review step — instead of routing you generically.

  2. Choose the closest request type.

Options include connect me with a realtor, review my readiness, introduce me to a lender, ready to tour homes, a selling consultation, curate a shortlist, or a buyer consultation — pick whichever is closest and add a preferred contact window.

  3. Describe the decision or blockage.

Say what you were trying to do, what you expected, and what stopped you. Do not include passwords.

  4. Review before sending.

Confirm the recipient and the message. Recent requests remain connected to your plan in Tasks.

You should know who can see each item.

  • Your realty team: sees the client work and shared plan needed to serve the relationship.
  • An invited partner: sees only the limited request included in that invitation.
  • Internal team notes: are not the same as client-facing messages and should stay outside your Journey view.
  • Your account: should be used only by you. Sign out on a shared device.

For account privacy choices, use Profile, request account deletion in-app, or the privacy request page.

Common fixes.

  • Cannot sign in: make sure you are on the Journey sign-in page and use Forgot password with the email tied to your plan.
  • Plan looks empty: complete onboarding if prompted, or ask the realty team whether the plan has been shared yet.
  • Upload failed: keep the request open, confirm the file type and size shown, then try once more.
  • Wrong household or team: stop and contact the person who invited you before adding information.
