Keep your guide listing accurate and current.

This guide is for owners and managers of local businesses listed in Seam’s Local Living Guides. It explains how to claim a listing, sign in to the business portal, send listing updates, photos, files, and events for review, and read how many people see and click your listing.

Claim your listing once, then send every change through review.

The business portal is where an approved owner or manager keeps a guide listing current. Nothing you submit goes live immediately: a Seam reviewer approves each claim, listing update, photo or file, and event before it appears in the public guide.

Before you startHave the business name, the town or county it is listed under, and a short note that shows you own or manage it.
Ask for helpAsk the Assistant how to do something in the business portal. Email Seam when a listing is wrong, a review seems stuck, or someone else already manages your listing.

The business portal is separate from Journey and the agent workspace.

A business owner account manages directory listings and events only. It does not include a Journey client plan, the real estate agent workspace, or brokerage tools, and it is used on the web: if you sign in to a Journey mobile app, the app shows “Use the web portal” with a button that opens the portal in your browser.

  • Claim listing: the business already appears in the guide and you want to manage it.
  • Submit business: the business is missing from the guide.
  • Submit event: you want to add a community event, with or without an account.

Request owner access for a listing that already exists.

Start from the listing’s Update listing link in the guide’s business directory, or open the claim form and search for the listing yourself. Unclaimed listings show Update listing; a listing marked “Owner verified” is already managed by someone.

  1. Find the listing.

    Search by business name or category, narrow the region and area, and choose Search. Select your listing so it shows as Selected, with its category and whether it is claimed.

  2. Check the business name and location.

    Selecting a listing fills in the business name and its area. Business name, region, and area are required.

  3. Add your contact details.

    Owner name and email are required; phone and your role, such as owner or general manager, help the reviewer. Use an email you check: the decision is sent there, and on approval it becomes your sign-in.

  4. Explain how you are connected to the business.

    The proof note is required. Say who you are and how a reviewer can confirm it, and add a proof URL, such as a page on the business website that names you, when one exists.

  5. Choose Submit claim.

    A Seam reviewer checks the claim and emails you the decision.

One email, one kind of account.

An email that already signs in to a Seam agent, brokerage, or admin account cannot become a business owner account. Use a separate work email for the business.

Submit a business that is not in the guide yet.

If search does not find your business, use Submit business. It is the same ownership request with the listing details added, so an approved submission both adds the listing and gives you access to it.

  1. Choose Submit business.

    It sits at the top of the claim form and of the business portal.

  2. Enter the listing details.

    Business name, region, and area are required. Add the category, business phone, website, address, and a short description so the listing is useful from its first day.

  3. Add your owner details and proof note.

    These are the same as a claim: your name, email, optional phone and role, and a proof note.

  4. Choose Submit business.

    The reviewer either adds the new listing from your details or connects your request to a matching listing that already exists.

Choose your password from the approval email.

When a reviewer approves your first claim, Seam creates your business owner account and emails “Your business portal access is ready” with a link to choose a password. The link works for one hour.

  1. Choose a password within one hour.

    If the hour has passed, use Forgot password on the sign-in page with the same email address.

  2. Sign in on the web.

    Everyone uses the same sign-in page; a business owner account opens the Business portal rather than an agent or client workspace.

  3. Confirm the listing.

    Every listing your account manages appears in the Business picker.

Already have a business owner account?

When another claim is approved for the same email, the listing is added to your existing account and you get a plain decision email with no password link.

The dashboard shows “No approved listings yet” with a Claim a listing button. Listing details and media uploads unlock after a claim is approved.

The Public listing panel shows what the guide displays now, whether the listing is live or hidden, and the update form below it.

  1. Check the current listing.

    Name, address, phone, website, latest note, reviews, media, and tags show what is published today.

  2. Edit the fields that changed.

    Display name, category, phone, website, address, short description, hours, and a current note, such as a holiday closure. Add links for your menu, online ordering, reservations, Yelp, Google Maps, Facebook, and Instagram.

  3. Add structured details.

    Menu highlights (section, item, price, description), services (name, price, description, link), and special hours for particular dates. The form holds up to eight menu highlights, eight services, and six special-hours dates.

  4. Choose the tags that apply.

    The tag list depends on the listing’s category; a checked tag is shown on the listing.

  5. Choose Submit listing update.

    The public listing keeps its current details until a reviewer approves the update.

Reviews on your listing.

Review rating, review count, review source, and review summary are details you supply. Name the source you took them from and keep them current.

Upload media for review before it appears publicly.

Photos and files you upload stay private until a reviewer approves them; approved media then appears on the public guide listing.

  1. Choose the file.

    JPG, PNG, WebP, or PDF, up to 8 MB. A PDF must be unencrypted and have 1 to 100 pages.

  2. Pick the type.

    Logo, Cover photo, Gallery photo, Menu, Event flyer, or Service sheet.

  3. Add a title and alt text.

    Alt text is a short description of an image for people using a screen reader.

  4. Set the order when you have several.

    Lower numbers are shown first.

  5. Choose Submit media.

    The file joins the review queue.

Storage limits.

Each listing can hold up to 100 files and 256 MB in total, and every file you submit for it counts toward the limit.

Put timely events on the public events calendar.

Approved events appear on the Local Living Guides events calendar. Use them for real, dated reasons to visit: a tasting, a class, a seasonal sale, or a weekly market.

  1. Choose the host.

    Your selected listing, or Custom host for an event held under another name. A custom host needs a host name and a region; the area is optional.

  2. Enter the title and dates.

    Event title and date are required. Add a start time, end date, and end time, or set All day.

  3. Set Repeats for a recurring event.

    Choose Weekly, Every 2 weeks, or Monthly. Once approved, each repeat appears on the calendar as its own date, up to about six months ahead.

  4. Add the location, event link, and description.

    The location starts as your listing’s address.

  5. Choose Submit event.

    The event waits for review before it appears on the calendar.

  6. Cancel an event you are no longer holding.

    Choose Cancel on its row in the Events table. Pending and approved events can be canceled, and a canceled event leaves the calendar.

Events that started in the last 30 days and everything later, with the business or host, start time, repeat pattern, and review status.

Anyone can suggest an event from the public form.

Submit event, at the top of the claim form, opens an event form that needs no sign-in. Choose an existing listing or a custom host, fill in the event, and add your name and email as the submitter, plus an optional phone and note for the reviewer.

  • What the reviewer sees: your name, email, phone, and note, before deciding.
  • A listing with no owner yet: approving your event can also give you owner access to that listing, and you receive the password setup email.
  • A listing that already has an owner: the event can still be approved, but you do not get access; the email points you to the claim form instead.
  • A custom host: approval publishes the event without creating an account.

Newsletter sends that featured the listing, opens, open rate, and click-through.

A suggestion based on the numbers, such as adding a sharper description, current hours, and a timely event when people view the listing but do not click.

Every submission waits for a Seam reviewer.

Claims, listing updates, media, and events are reviewed one at a time. Nothing publishes automatically, and you receive one email for each decision.

  • Approved with new access: an approved claim, or an approved event that gives you a listing, sends the business portal access email with a one-hour password link.
  • Any other approval: a decision email, and the change appears in the guide.
  • Rejected: a decision email that includes the reviewer’s note when one was given, and nothing is published. For a claim, the Claims table shows the note too.

Manage your own sign-in; ask Seam for ownership changes.

  • Change your password: open Settings, then Personal and security.
  • Several listings: each approved claim adds its listing to the same account, and the Business picker switches between them.
  • Another manager or a new owner: they submit their own claim with their own email and proof, and a reviewer decides.
  • Remove someone’s access or take a listing out of the guide: email Seam; owners cannot do this from the portal.
  • Close your account: business owner accounts cannot be deleted from Settings. Email Seam, or make a privacy request.

Ask the Assistant how the business portal works.

Once you are signed in to the business portal, an Assistant button floats at the lower right of every page. It answers questions about managing your listing, adding events, and reading your analytics, and it knows which page you have open. It is help only: it cannot edit your listing, submit an event, or approve anything, and it tells you where in the portal to do the task. Its answers are labelled AI assistant and can be wrong, so check anything important before you act on it. Questions about other topics are redirected.

  1. Open the Assistant.

    Choose the Assistant button on any page of the portal. The panel lists your earlier conversations.

  2. Ask in plain words.

    Pick a suggested question, such as how to update your business listing, or type your own. A reply can list the help pages it used as numbered sources.

  3. Do it on the page it names.

    Make the change yourself. For a wrong listing, a stuck review, or an ownership change, email Seam.

Common business portal problems.

  • Cannot find the listing: search a shorter part of the name or the category and widen the area. If it is truly missing, use Submit business.
  • The listing says Owner verified, but you never claimed it: someone else manages it. Submit a claim with your proof anyway, or email Seam.
  • The password link expired: use Forgot password on the sign-in page with the same email.
  • The claim email already signs in to Seam as an agent, brokerage, or admin: a reviewer cannot approve a business owner account for it. Submit the claim again with a separate business email.
  • An update is not showing: check the review counts on the dashboard; changes appear only after approval.
  • An upload was refused: check the file type and size, that a PDF is unencrypted with 1 to 100 pages, and the listing’s storage limits.
  • The mobile app says “Use the web portal”: that is expected. Open the portal in a browser.
